What is the status and future of the innovative equity vehicles that were emerging before the pandemic, such as Opportunity Zones, PACE, and “crowd funding”? How are hotel deals being underwritten, and how have the rules changed? Our high-level panelists will share their deep experience to bring seasoned, lucid perspectives to these and other topics..
Panelists:
Ian Formigle, Chief Investment Officer, CrowdStreet (Portland, Oregon). As CrowdStreet’s Chief Investment Officer, Ian oversees its “Marketplace”, an online commercial real estate investment platform that has completed nearly 300 offerings totaling some $11 billion of commercial real estate. Ian is a real estate professional and serial entrepreneur with over 24 years of experience in real estate private equity, equity options trading and start-ups. Before joining CrowdStreet, Ian was VP of Business Development for ScanlanKemperBard Companies, where he managed the firm’s alternative investment platform and served as a senior acquisitions officer. Previously, Ian cofounded and served as CEO of Clarus Property Ventures, a regional real estate private equity firm that focused on multifamily acquisitions. Ian began his career as an equity options market maker and member of the Pacific Exchange. Greg Friedman, Chief Executive Officer, Peachtree Hotel Group (Atlanta, Georgia). Since co-founding Peachtree Hotel Group in 2006, Greg has successfully led Peachtree Hotel Group in more than $3 billion in hotel acquisitions, investments and development. With more than 20 years of hospitality experience with an emphasis on deal-structure and finance, Greg previously was senior vice president of business development for Specialty Finance Group, LLC, a direct lender providing hotel first mortgage and FF&E financing, where he originated more than $2 billion of hotel debt. His experience also includes six years with GMAC Commercial Mortgage—Asset-Backed Lending Division, where he served as vice president of business development. During his tenure there, he originated, closed and funded more than 300 hospitality FF&E financing transactions with an aggregate capital structure exceeding $10 billion. Bali Kumar, Chief Operating Officer, PACE Loan Group (Minneapolis, Minnesota). Bali is COO of PACE Loan Group (PLG). He is a commercial PACE finance veteran with years of experience both administering the statewide PACE program in Michigan, as well as being a PACE lender at PLG. He serves on the board of PACENation and works with the C-PACE Alliance to lobby for PACE legislation around the nation. Prior to his experience in the PACE arena, Bali was a transactional attorney at Proskauer Rose LLP in their New York and Los Angeles offices, as well as a management consultant at Deloitte in their London office. Bali holds a B.A. from Brown University, a M.Sc. from the London School of Economics, and a J.D. from the University of California, Berkeley. With over 25 years of experience in the hospitality industry, Irvin has served as lead counsel for hotel clients in thousands of hotel matters and transactions regionally, nationally and internationally, including hotel developments, acquisitions and dispositions, financial and entity structuring, management and franchise agreements, operational matters, and dispute resolution. He is the 2008 recipient of the Anthony Marshall Award for lasting contributions to hospitality law, a past president of the Hospitality Industry Bar Association, and editor-in-chief of the Washington State Hospitality Law Manual, Third Edition.
