Centerpiece Program: “New Capital Stack Vehicles”. Completing a hotel development’s capital stack is always a major hurdle for a successful project. We’ll explore new and innovative vehicles for filling out the capital stack, including programs for Opportunity Zones, PACE, and “crowd funding”.
Ian Formigle, Chief Investment Officer, CrowdStreet (Portland, Oregon). As CrowdStreet’s Chief Investment Officer, Ian oversees its “Marketplace”, an online commercial real estate investment platform that has completed nearly 300 offerings totaling some $11 billion of commercial real estate. Ian is a real estate professional and serial entrepreneur with over 24 years of experience in real estate private equity, equity options trading and start-ups. Before joining CrowdStreet, Ian was VP of Business Development for ScanlanKemperBard Companies, where he managed the firm’s alternative investment platform and served as a senior acquisitions officer. Previously, Ian cofounded and served as CEO of Clarus Property Ventures, a regional real estate private equity firm that focused on multifamily acquisitions. Ian began his career as an equity options market maker and member of the Pacific Exchange. Greg Friedman, Chief Executive Officer, Peachtree Hotel Group (Atlanta, Georgia). Since co-founding Peachtree Hotel Group in 2006, Greg has successfully led Peachtree Hotel Group in more than $3 billion in hotel acquisitions, investments and development. With more than 20 years of hospitality experience with an emphasis on deal-structure and finance, Greg previously was senior vice president of business development for Specialty Finance Group, LLC, a direct lender providing hotel first mortgage and FF&E financing, where he originated more than $2 billion of hotel debt. His experience also includes six years with GMAC Commercial Mortgage—Asset-Backed Lending Division, where he served as vice president of business development. During his tenure there, he originated, closed and funded more than 300 hospitality FF&E financing transactions with an aggregate capital structure exceeding $10 billion. Peachtree Hotel Group includes Peachtree Hospitality Management (property management), Peachtree Hospitality Development (developments/renovations), Stonehill (debt originations/investments), and Stonehill Investors (investment management). Amy Michaelson Kelly, Chief Operations Officer, Hatteras Sky (Atlanta, Georgia). As a founding principal and COO of Hatteras Sky, Amy manages the development and fund sponsorship functions of Hatteras Sky and executes its strategic vision of simultaneously emphasizing place-making and institutional quality offerings. At her former company, Ms. Kelly was instrumental in launching its Opportunity Zone program, participating in the identification of targeted investments and the design of one of the nation’s first OZ funds. Before commencing her career in real estate, Amy was an attorney with Greenberg Truarig, where she represented large companies in complex litigation involving real estate development and other business ventures, including representations in some of Georgia’s most high-profile cases in recent years. Rafi Golberstein, Chief Executive Officer, PACE Loan Group (Minneapolis, Minnesota). Rafi is founder and the CEO of PACE Loan Group (PLG). He is a commercial real estate finance veteran with over 14 years of experience in CRE structured finance, loan origination and equity investments. Prior to founding PLG, Rafi was a Managing Director at Ladder Capital, a publicly traded REIT, where he focused on CMBS origination, balance sheet and mezzanine loans as well as equity investments. His background also includes positions with Gramercy Capital, where he conducted asset management and loan workouts, and with Credit Suisse’s large loan commercial real estate group. Irvin Sandman, Attorney – Counselor, Sandman Savrann PLLC (Seattle, WA).
